Winterizing Your SFR: How To Prepare For Freezing Weather In Houston

While Houston winters are relatively mild compared to some more northern climates, those rare sub-freezing days can still wreak havoc on homes—especially when it comes to pipes, heating systems, and energy efficiency. A little preparation now can save you time, money, and unnecessary stress later! By taking proactive steps to winterize your home, you can protect your SFR and avoid damages. Follow these essential tips to stay ahead of the cold and keep your rental in great shape all season long.

1. Drip Your Faucets To Prevent Frozen Pipes

While freezing temperatures aren’t an everyday concern during Houston’s winters, there are usually a few especially cold days where temperatures drop below 32 degrees Fahrenheit. When this happens, your rental home can be at risk—especially as frozen pipes and potential bursts become more common. On days and nights when the temperature is expected to drop below freezing, let your faucets drip. This keeps the water moving and reduces the chances of freezing! Also, if you have any exposed pipes in places like the garage, make sure they are wrapped in pipe insulation. You can get a cheap foam cover which can make a big difference, even wrapping pipes with towels or old blankets can do the trick too!

2. Maintain A Minimum Thermostat Setting Of 68°

Houston’s homes are not always built for long-term freezing temperatures, so it is important to keep heating systems running smoothly. We know some may like to save on heating costs, but never set your thermostat lower than 68 degrees fahrenheit, especially in colder areas of your home like the bathrooms or garage. Set your thermostat steady throughout the day and night. A consistent, moderate temperature is more energy efficient than constantly turning the heat up and down.

3. Seal Gaps, Block Drafts, and Insulate Windows

Cold air has a sneaky way of finding its way into your home through tiny gaps either through the window or doors, so it’s time to make sure your home is tight and secure! Check around doors, windows, and anywhere you see small gaps and seal them with weatherstripping or caulk. This can make a huge difference in keeping the cold out and your energy bills down. Another tip is getting thermal curtains and applying window insulation film or even using bubble wrap to create an extra layer of protection on a budget!

4. Winter-Proof Your Heating System

The last thing you want is for your heater to break down when it’s 30 degrees outside, so take a moment to ensure it’s ready to go! Start by checking the air filters—dirty filters force your system to work harder, which can lead to higher energy bills. Be sure to clean or replace them every few months to keep things running smoothly. If your heater has been in use for a few years, consider scheduling a professional check-up. A quick tune-up now can save you a lot of hassle and discomfort later on.

5. Protect Your Exterior Spaces!

Do not forget about your outdoor spaces during the colder months! Freezing temperatures can damage furniture, plants, and pipes. Protect outdoor furnishing by covering it to prevent fading, rust, and cracking. For delicate plants, use old sheets or burlap to shield them from the cold. Lastly, outdoor faucets are especially vulnerable to freezing, so cover them with insulated faucet covers, available at most hardware stores. By taking these simple precautions, you can help ensure that your outdoor spaces remain in good condition!
