Lastly, report maintenance issues promptly before they turn into larger (and more costly) problems.
For life-threatening situations like fire or gas leaks, always call 911 first, then notify us. If you experience a maintenance emergency—such as flooding, a major leak, loss of heat or air conditioning in extreme weather, electrical hazards, or anything that threatens your safety—contact our emergency maintenance line right away. Enter a maintenance request into our online automated system as soon as possible. Emergencies are prioritized and handled as quickly as possible, while non-urgent requests will be handled as expeditiously as possible.
Maintenance requests submitted via the online tenant portal are automatically routed to our maintenance coordinator. All new maintenance requests are reviewed within 24 hours. Priority maintenance items will typically be addressed in 1-3 days, while other items may take longer.
Preventive maintenance is scheduled based on manufacturer recommendations. Example, HVAC media filters are serviced every 6 months.
Residents are asked to provide their preferred time for maintenance visits when submitting a maintenance request. We strive to meet your schedule, but may suggest alternate times based on technician workload and availability. If you cannot be available at the scheduled time, please notify the maintenance coordinator as soon as possible to reschedule the appointment. Missed appointments may be subject to a trip charge as defined in your lease.
Residents are responsible for any damage caused by their actions, or failure to act, and for any damages caused by their guests. The cost of repairs may be charged to the tenant ledger. The Resident Benefit Package includes up to $1,000.00 coverage for certain resident caused damages.

For your protection and peace of mind, all residents are required to maintain renters liability insurance with a minimum of $100,000 in coverage throughout the lease term. If proof of coverage is not provided, the landlord may secure a policy on your behalf and add the cost (plus a small administration fee) to your account. Please note, failure to maintain the required coverage may result in an additional charge of up to $15 per month!
All of our leases require residents to carry tenant liability insurance throughout the duration of their lease. Landlord’s insurance does not cover tenant from loss of personal property. Landlord highly recommends that tenant obtain renters insurance protection for your personal belongings. For full details, review the Required Insurance Addendum included with your lease!
If tenant fails to provide proof of valid liability insurance, Landlord may purchase such required insurance on tenant’s behalf. Tenant will be responsible for the cost of insurance and administration fees. Please refer to your lease for complete details!
Renters insurance can be purchased through most major insurance providers, either online, over the phone, or through an insurance agent. Many policies are very affordable. Always make sure the policy meets the requirements outlined in your lease!
Yes! A tenant may schedule their rent payments through their online resident portal.
Rent is due and payable on the first day of the month. If Landlord does not receive a rent payment by the third day of the month, the tenant will be charged a late fee of $50.00. Tenant will be charged an additional fee of $10.00 per day until the rent is paid in full.
